Become a “Community Manager.” Here comes the sales pitch..... For a ”small investment” in time and money, you can earn this certification and be ”recognized as a committed professional”: “The CMCA can be obtained with a minimal investment in time. With just a few days in the required prerequisite course, one day for the exam, and time in between to study, you can be on your way to receiving your certification. The CMCA can be obtained at a relatively low cost, yet it's a great investment in your future.” (Quote from: https://www.camicb.org/get-certified) The pathway to becoming an HOA or Condominium Manager is relatively easy and low-cost. Supposedly. You can be earning over $100,000 in no time! Here’s the catch – You’ll receive only the “technical” know-how to become the leader/manager of communities of 10’s, to 100’s, to 1,000’s of people. You can even get some “advanced certificates” in “specialized” areas of “Community Management”, but still, you likely won’t get the people-skills, the persuasion- skills, the conflict-management skills or the leadership-skills necessary to get a “community of people” to function productively! You’ll be like a “City Manager”, but without the solid, background of skills needed to be a knowledgable, skillful, confident “leader.” HOA’s are very complex organizations often comprising communities of several thousand homes and residents. If that HOA you’re hired to manage happens to be large, with a history of mismanagement and/or corruption, you had better be tough AND have the organizational-smarts. That is, the smarts to convince several hundred entrenched owners who want it “their way” as well as several thousand owners who don’t now and never have known what’s really going on in the Association politically. Add this severe lack of professional skills/education to the fact that HOA’s are run by Boards of minimally educated, untrained
